Why stage your home

Help buyers picture themselves living there

Staging presents your home at its best, from the listing photos to the last show day.

  • A strong first look

Listing photos are often the first time a buyer sees your home. A styled home gives those photos more to show.

  • Room to imagine

With fewer personal things on show, it's easier for buyers to see their own life there.

  • Space, light and flow

Furniture placed with care shows how big each room is, where the light falls and how the rooms connect.

What we do

What home staging includes

What staging with us covers, plus painting if your home needs it.

  • A walkthrough and a plan

We walk through your home with you, room by room, and agree what to pack away, what to move and what to add.

  • Decluttering guidance

Practical advice on what to pack away before staging day, so each room looks as spacious as it really is.

  • Your furniture, rearranged

We rearrange the furniture you already own to open up each room, improve the flow and make the most of the light.

  • Finishing accessories

We add cushions, throws, art, mirrors and plants, so each room feels warm, considered and complete.

  • Ready for photos and show days

Rooms are styled before the photographer arrives, and easy to keep show-ready while you live there.

  • Painting, if you need it

Tired or marked walls? We can repaint inside or out before the photos. It's quoted separately, and can be booked alongside your staging.

    About our painting

We work with what you already have

Your own furniture, rearranged and edited, plus our finishing touches. We don't furnish empty homes or hire out furniture, so our staging is for homes that are still lived in.

Before staging day

Getting your home ready

A few simple jobs make staging day go further. Start early, and do what you can.

  • Pack away personal photos, collections and everyday clutter
  • Clear kitchen and bathroom counters
  • Fix the small things, like dripping taps, loose handles and blown bulbs
  • Touch up scuffed walls, or book repainting early
  • Wash the windows and open the curtains to let the light in
  • Neaten the garden, the entrance and the front door
  • Keep pets' bowls, beds and toys out of sight on show days

  2. Walkthrough and plan

We visit, look at every room with you, and agree the plan and the quote before anything moves.

  3. Staging day

We rearrange your furniture, style each room and add the finishing pieces.

  4. Photos and show days

Your home is ready for the photographer. We'll show you how to keep it that way between viewings.

How much does home staging cost?

Every home is different, so we price each one after seeing it and hearing your plans for the sale. Ask for a quote and we'll talk you through it.

When should I get my home staged?

Before the listing photos are taken. Photos are most buyers' first look at your home, so staging works best when it's done ahead of the photographer and the first show day.

Do I need to move out?

No. Staging an occupied home is what we do. We'll suggest what to pack away early, rearrange what stays, and leave the home easy to keep show-ready while you live in it.

Do I have to buy anything?

No. We bring the accessories needed to finish the look. If there's something worth fixing or replacing before you list, we'll tell you and you decide.

What happens to the accessories after the sale?

We'll agree this up front in your quote, including how long the pieces stay and when we collect them.
